My mom passed and I had a lot of work to do to clean out her house. As a first time home buyer, I was pretty much clueless as to what the process is and I cannot imagine having a better experience than the one I had with Mona. We wish to express our appreciation for the guidance, counseling, and assistance of Mona Gergen in the recent sale of our house. We have known Mona for several years, both as a real estate professional and neighbor. Her excellent reputation was well known to us, but we had not had previous experience with her as our real estate representative.

After more than 34 years in the Greenhaven neighborhood, we bought a new house and moved to a new home in the Natomas area in May 2010. From that point, we began the process of preparing our former residence for sale. This entailed extensive work, including new flooring, new carpeting, repainting, etc. We finally had the house ready to place on the market by December 2011, when a roof leak required more repairs. These additional repairs were completed in February 2011. Around that time, we met with Mona about a marketing strategy for the house. At that time, we signed a representation contract with Mona and Dunnigan Realty, but without a sales price due to the fluid real estate market. She suggested additional upgrades for the house, including new bathroom tile and painting the bathroom and kitchen cabinets white. She also recommended that a new roof be installed. We were hesitant to invest the additional funds, but went ahead, on Mona’s advice. We used contractors recommended by Mona for most repairs and upgrades, and their work was uniformly excellent and reasonably priced. One additional improvement was replacement of the old wooden garage door with a carriage-style door in April. At that point, all repairs/upgrades were completed, and it appeared to be an opportune time to place the house on the market.

The next milestone was to determine a sales price. We, of course wanted an equitable sales price given the many attributes of the property and our extensive investment in the improvements to the house. However, this was tempered by the reality of the down market conditions. We accepted Mona’s well-researched advice on a sales price, realizing there was some risk involved if the house did not sell in a reasonable period of time. Mona offered to stage the house, and this gave us an additional boost to market the property.

It took three weeks to sell the house, including two or three open houses. We received close to a full-price offer, and the closing took a little over a month. Mona made the process as painless as possible. The following are some of her outstanding actions and qualities:

• She devoted a great deal of time to the preparation of the house and sales process.
• She supervised some of the repair work when we were on vacation, and watched the house.
